Residential extension, North Wessex Downs

Extension and new garden studio to a 19th Century cottage on the River Swift in the North Wessex Downs.

Located within the The Hurstbourne Tarrant and Ibthorpe Conservation Area, and bordered by listed buildings on both sides, the two storey cottage is from the late 19th Century with a series of later extensions and clad in pebbledash over the original brick with clay tile roof. It sits in a generous garden with private meadow and open countryside beyond.

The proposed scheme seeks to refurbish the existing cottage, removing the unsympathetic porch and rear lean-to, strip away the pebbledash, and re-finish in a more sympathetic lime render. The garage and all ancillary buildings will be removed and replaced by a single storey glazed rear extension with a standalone garden room to the south. 

The extension, housing the kitchen and dining room,  connects to the living room through an existing window opening, it steps down by 400mm in order to minimise the eaves level and remain subservient to the cottage. The garden facade is composed of four equal bays framed by timber posts, three of these are glazed with a central mullion retaining the vertical emphasis of the cottage windows, whilst the fourth is solid, clad in timber, to balance the amount of glass. The parapet is clad in horizontal butt jointed timber boards with a step out at high level to create a more elegant profile.

The new buildings are finished in materials that will weather elegantly and bed into their surroundings; native hard wood for both extension and garden room providing a contrast with the lime of the cottage and distinction between the historic and contemporary parts of the property whilst emphasising the lightweight pavilion-like nature of the extension.

The design of the garden room is paired back to be more reflective of an outbuilding with modest window openings placed to take advantage of the view and retain privacy. Its dual-pitch roof is clad in zinc with a standing seam which, although not a material already found on the surrounding buildings, reflects that nearby outbuildings are often finished with contrasting materials than those of the primary residence, often utilitarian in nature.

The front garden remains as a mixture of lawn and border planting, with a line of pleached trees screening the garden room. Towards the rear of the site planting is naturalistic with perennials, small native specimen trees (crab apple, silver birch, elder or similar) and climbing plants as garden transitions into meadow. Small areas of permeable hard landscaping link the different elements of the property.
